Data from the Real Estate Information Center indicates a significant contraction in new housing developments across Bangkok and its surrounding provinces during the first half of 2026.

According to a report by the Real Estate Information Center (REIC) of the Government Housing Bank, the housing market in Bangkok and its vicinity experienced a major downturn in the first half of 2026. New housing projects dropped by 50.7%, while the total number of units fell by 37.9% compared to the previous year.

This contraction is largely attributed to stricter bank lending criteria and rising construction costs, which have forced developers to prioritize clearing existing inventory over launching new projects. In the second quarter of 2026 alone, land allocation permits for new projects decreased by 45% in terms of project count and 32.2% in unit count. Additionally, building permits for residential properties declined by 47.3%.

For residents and potential investors, this trend suggests a cooling of the new supply pipeline, which may impact future housing availability and price dynamics in the capital region. While the number of newly launched units saw a marginal increase of 0.8%, the total value of these projects fell by 25.4% year-on-year. Conversely, the data noted a 29.6% increase in ownership transfer units, suggesting that while new development is slowing, existing property transactions remain active. It remains to be seen how these supply-side constraints will influence long-term rental and purchase prices in the metropolitan area.
