Data Center Expansion Drives Industrial Land Prices Upward in Thailand
Surging demand for data center infrastructure in key Thai industrial zones has caused land prices to jump by over 50% in select locations.
According to a report by Khaosod Online Thailand published on September 4, 2026, Thailand is experiencing a significant surge in investment for data center facilities. This trend has created intense competition for industrial land, particularly in areas with robust electrical infrastructure, such as the Eastern Economic Corridor (EEC), Samut Prakan, and Phra Nakhon Si Ayutthaya.
Data center developers are actively seeking sites capable of supporting high power consumption, leading to a notable increase in land values. In some instances, prices have risen by more than 50%. For example, land previously valued at 3.5–4.0 million baht per rai has climbed to approximately 6.0 million baht, while plots that were priced at 4.5–5.5 million baht per rai have reached 8.0 million baht. Some high-potential plots are currently seeing interest from as many as four to five different operators simultaneously.
For residents and travelers, this shift highlights Thailand's growing role as a regional digital hub. While this development signals economic growth and infrastructure modernization, it remains to be seen how this rapid industrial expansion will impact local utility costs or regional development patterns in the long term. As the market remains highly competitive, further adjustments in land availability and pricing are expected as developers continue to vie for prime locations.
