The Department of Business Development has raided 15 locations in Hua Hin, uncovering a nominee scheme involving over 300 million baht in damages.
According to a report by Prachachat Business, the Thai Department of Business Development, in collaboration with partner agencies, recently launched an operation targeting illegal nominee structures within the real estate sector in Hua Hin. Authorities conducted searches across 15 locations as part of an investigation into companies allegedly circumventing foreign ownership laws.
Investigators identified a recurring pattern where companies were initially established with 100% Thai shareholding. Within six months, these firms reportedly restructured their management to include foreign directors while maintaining 51% Thai ownership to preserve their status as a Thai legal entity. This practice is used to bypass regulations governing foreign land and property ownership. The operation has uncovered damages estimated at over 300 million baht.
For residents and expatriates, this crackdown highlights the government's increased scrutiny of property ownership structures. Those involved in real estate transactions or holding property through corporate entities may face heightened regulatory oversight.
