Sena Development is pivoting its business model to include rental and investment options as the Thai property market faces an uneven economic recovery.

According to Khaosod Online, Sena Development Managing Director Kessara Thanyalakpark has announced a strategic shift for the company, moving from a traditional property developer to a comprehensive 'Housing Solution' provider. This change comes as the company observes a 'K-shaped' economic recovery in Thailand, where growth is concentrated in specific sectors while the broader population has yet to experience a significant increase in purchasing power.

Kessara noted that while GDP may show growth, the lack of widespread financial improvement among consumers has hindered a clear recovery in the real estate market. To adapt to these changing consumer behaviors, Sena is introducing flexible options including renting, rent-to-own, and direct purchasing. Furthermore, the company has launched 'RentNex Invest,' a model targeting investors that offers condominiums with pre-existing tenants, known as a 'Buy-to-Let' strategy.

For residents and potential investors, this shift reflects a broader trend of developers seeking to mitigate risks associated with stagnant sales by diversifying into rental-based income streams. While these new options provide more flexibility for those hesitant to commit to long-term mortgages, it remains to be confirmed how these models will perform long-term and whether they will successfully stimulate the broader property market.
