According to a report by Khaosod Online, Don Mueang is evolving from a simple airport-adjacent area into a 'Major Infrastructure Hub.' Surachet Kongcheep, head of research and consulting at Cushman & Wakefield Thailand, notes that this shift has led to an average annual increase in land appraisal prices of 11%.
For residents and potential investors, the area is seeing a surge in demand for luxury housing priced between 15 and 40 million baht. The report highlights that low-rise residential projects in the zone are currently achieving rental yields of approximately 7%, a figure described as notably high for the current market. The primary demographic driving this growth consists of local wealthy families and individuals from surrounding districts like Chatuchak, Lak Si, Phaya Thai, and Nonthaburi who are looking to expand their households within a familiar location.
