According to a report by Prachachat Business, the real estate market in Bangkok and its surrounding areas is currently in a period of transition. Urban development is increasingly following the expansion of the mass transit rail network, employment hubs, and lifestyle centers. Data indicates that there is a substantial supply of approximately 210,000 unsold residential units, valued at 1.35 trillion baht, which market analysts estimate will take roughly four years to clear.

Market performance varies significantly by location and property type. The Sukhumvit area has emerged as a notable bright spot, with condominium sales showing a strong recovery. This trend is largely attributed to the return of Chinese buyers completing property transfers. Conversely, the market for low-rise housing projects faces a higher risk of inventory accumulation.

For residents and potential investors, this shift highlights a divergence in market health. While the condominium sector in prime areas like Sukhumvit is gaining momentum, the broader market remains burdened by a large supply overhang.
