Bangkok Real Estate Market Shifts Toward Smaller Developments
Thailand's Department of Lands reports a trend toward smaller housing projects in Bangkok, while city planners work on new zoning regulations.
According to a report from Khaosod Online on September 24, 2026, the Bangkok real estate market is undergoing a significant structural adjustment. During the 'Bangkok Beyond the City' seminar, officials from the Department of Lands noted that large-scale housing developments exceeding 100 rai are becoming increasingly rare, with most new projects now limited to under 50 rai.
There have been discussions regarding the potential reduction of minimum plot sizes for detached houses to 35 square wah; however, experts suggest this change may face regulatory hurdles. Simultaneously, the Bangkok Metropolitan Administration is advancing a new city plan that proposes adjustments to 24 specific areas, aiming to reshape urban development. While the Real Estate Information Center (REIC) has identified some positive market signals, the industry remains in a state of transition.
For residents and potential investors, these shifts indicate a move toward more compact urban living and a potential change in the availability of housing types.
