Data Center Boom Drives Industrial Land Prices Upward
Rapid expansion of data center investments in Thailand has caused industrial land prices in key regions to surge by over 50%.
According to a report by Prachachat Business, the surge in data center investments across Thailand is significantly impacting the real estate market. Patchara Taweewong, Senior Director of Research and Communications at Savills (Thailand), noted that industrial land prices in the Eastern Economic Corridor (EEC), Samut Prakan, and Ayutthaya have experienced a sharp increase. Prices have jumped from 3.5 million baht per rai to between 6 and 8 million baht per rai, representing a growth of more than 50%.
For residents and expatriates, this trend highlights the rapid industrial transformation of these specific provinces. While this growth signals a robust expansion of digital infrastructure, it may also lead to broader economic shifts in these regions, potentially influencing local development and infrastructure planning.
It remains to be confirmed how this rapid appreciation in land value will affect the long-term cost of living or the availability of space for other types of industrial or commercial development in these areas. As the data center sector continues to attract significant capital, observers will be watching to see if this price trajectory stabilizes or continues to climb in the coming months.
