Thai Authorities Report Over 1 Million Rai Held by Foreign-Linked Entities

The Department of Business Development has disclosed that companies with foreign investment currently control over 1.06 million rai of land and nearly 77,000 condominium units in Thailand.

According to data released by Thailand’s Department of Business Development (DBD), entities with foreign investment currently hold more than 1.06 million rai of land—equivalent to approximately 1,702 square kilometers—alongside 76,840 condominium units. These figures were compiled by the DBD using records from the Department of Lands as part of an ongoing effort to monitor corporate structures within the country.

This disclosure comes as Thai authorities increase their scrutiny of business entities to ensure compliance with existing foreign-ownership regulations. The government is specifically investigating whether certain corporate structures are being utilized to circumvent laws that restrict foreign land ownership.

For residents and expatriates, this development highlights a period of heightened regulatory oversight regarding property and corporate holdings. While the data provides a clear snapshot of current foreign-linked land and property distribution, the long-term implications for existing property owners remain to be seen. It is not yet clear what specific actions, if any, the government will take against companies found to be in violation of ownership rules, or how these investigations might influence future property market regulations. Stakeholders are advised to monitor official government announcements for further updates on how these intensified checks may affect the broader real estate landscape.
