Landlord Faces Massive Electricity Debt After Tenant Tampering

According to a report by Khaosod Online Thailand on August 25, 2026, a landlord named Mr. Khwanchai, based in Khlong Luang District, Pathum Thani, has been issued a debt notice for 164,376.67 baht by the Provincial Electricity Authority (PEA) Rangsit branch. The bill stems from the unauthorized modification of an electricity meter at a property he previously rented out for a motorcycle repair shop.

Mr. Khwanchai stated that he became suspicious of irregular electricity bills last year. When he requested an inspection, the tenant allegedly intervened and spoke with officials, leading the landlord to believe the meter was simply faulty. By early 2026, the tenant had accumulated significant rent arrears and refused to vacate the premises even after the lease expired on March 4, 2026. The PEA eventually cut off the power supply due to the unpaid debts and the discovery of the meter tampering.

For residents and property owners in Thailand, this case highlights the importance of monitoring utility accounts closely, even when properties are leased to others. It serves as a reminder that property owners may ultimately be held liable for illegal modifications made by tenants.
