The useful distinction here is between the modern town, where daily life actually happens, and the historical park area, which is largely a heritage and tourism zone.
New town versus old town are genuinely different bases
The new town (Mueang Sukhothai), east along the Yom River, holds the market, hospital, government offices and most residential options — this is where day-to-day errands are realistic. The old town, around Sukhothai Historical Park roughly twelve kilometres west, is quieter, more scenic and geared toward heritage tourism, with fewer everyday services. Decide which rhythm you want before renting, since commuting daily between the two adds real time.
Transport requires your own vehicle
Sukhothai has a small airport with limited scheduled connections, mainly to Bangkok and Chiang Mai, and no rail line. Within and around town, a motorbike or car is close to essential, since public transport options are thin and distances between the two town areas are not comfortably walkable. Confirm current flight schedules directly, as provincial routes change more often than major-city ones.
Healthcare and everyday services are modest
The provincial hospital in the new town covers routine and emergency needs; anything more specialised generally means travelling to Phitsanulok, a manageable drive away, or further to Chiang Mai or Bangkok. Shopping, banking and food options are adequate for a simple budget but limited in variety compared with a regional hub. English-language support is minimal outside businesses serving park visitors, so plan for some language friction in ordinary transactions.
